Independent valuation reports on subject property and lot
The Support Service Centre for Minority Owners under Compulsory Sale (“SMOCS”) will commission property
valuation firms to assess and produce valuation reports on the lot and the properties erected thereon which
are subject to compulsory sale applications. The cost of preparing the valuation reports will be borne by the
SMOCS and minority owners concerned are only required to pay a concessionary fee before receiving a copy of
the valuation report of the lot concerned and their own property. Please note that the valuation report
provided by the SMOCS is for reference at the mediation stage and it cannot be used for submission to the
Lands Tribunal for litigation of the relevant compulsory sale application.
Minority owners who would like to obtain the independent valuation reports of their properties are required to
pay a concessionary fee of $4,500 per property. Minority owners who are recipients of Comprehensive Social
Security Assistance (CSSA), Old Age Allowance (OAA) / Old Age Living Allowance (OALA) or Disability Allowance
(DA) can obtain the reports free of charge*.
(*Note: Applicants who are recipients of CSSA, OAA / OALA or DA applying for the free valuation reports are
required to submit to the SMOCS photocopied documents showing records of the latest 3 months of the
applicant’s bank passbook or records of the monthly statements of the bank as well as the approval notice of
CSSA, OAA / OALA or DA issued by the Social Welfare Department.)
